Is Pinnacle a smoke-free building?

Yes

Is There a ground lease?

No

How large is the property?

4.4 acres with over 400 feet on the Atlantic Ocean

How many units are there?

There are 242 units. There are 4 towers with 2 units per floor.

Does a potential buyer have to make an application to the Association?

Yes

Is there a fee for such application?

Yes, $100 for married couples and $100 for each adult person

Does Pinnacle have a right to disapprove a buyer?

No

Does Pinnacle have a right to disapprove a tenant?

Yes

What are the main leasing restrictions?

a) Minimum Lease Term is 6 months plus 1 day
b) The Association requires a 1-month security deposit
c) Prospective tenants must have a minimum credit score of 650
d) Tenants cannot have pets
e) Tenants cannot sublease their units
f) Tenants cannot have guests or relatives stay overnight at their units
g) Only the people named on the lease can stay in the unit
h) Tenants can only have day visitors and must accompany their visitors at all times
i) The application fee is $100 for married couples and $100 for each adult person applying as tenants
j) Tenants must provide renters insurance

1, unless the unit owner has purchased more space(s)

Is valet parking free?

Yes

How many cars can be valet parked?

1 car for 2-bedroom units and 2 cars for 3-bedroom units

Do visitors have to pay for valet parking?

No

Are residents allowed to have commercial vehicles on the property?

No

Are children allowed?

Yes, but they must not be left unattended

Is there pool and Beach Service?

Yes, it opens at 9 AM daily, weather permitting. Closing times vary.

Is there a separate charge to use the pool and beach service?

No

What restrictions are there regarding pool and beach service?

a. Only Pinnacle-provided towels are allowed on the chairs during service hours
b. 2-bedroom units are allowed up to 6 chairs during weekdays and 4 chairs on weekends & holidays
c. 3-bedroom units are allowed up to 8 chairs during weekdays and 6 chairs on weekends & holidays
d. Chairs cannot be left unattended > 1 hour when there are other residents waiting for service
e. Chairs cannot be pre-reserved. Service is provided on a first come first serve
f. 1 umbrella will be provided for every 2 chairs

Is there a fitness center on site?

Yes. The fitness center is opened daily from 5 AM to 11 PM. Use of this
amenity is at your own risk

Does one need to reserve the tennis court prior to use?

Yes. Use of this amenity is at your own risk

Does one need to reserve the Multi-Sports Room prior to use?

Yes. Use of this amenity is at your own risk

Does one need to reserve the Game & Social Rooms prior to use?

Yes. Use of this amenity is at your own risk

Does one need to reserve the Kids Room prior to use?

No. Use of this amenity is at your own risk

What restrictions are there on contractors or service companies coming to do work for unit owners?

a. Receiving is opened daily from 9 AM to 4:30 PM. All contractors must leave by 4:30 PM, at the latest
b. Contractors and service personnel must enter and leave through receiving and register at receiving
c. Contractors and service personnel must be licensed and insured
d. Insurance Certificates must name The Pinnacle Condominium Association, Inc., as additional insured
e. Receiving is closed during holidays and during the last 2 weeks of the year (see holiday schedule)
f. No dumping or discarding is allowed on association dumpsters
g. Contractor and service personnel can only use the service elevators
h. Residents must file an Architectural Modification Form with management prior to any work being done
i. All work is subject to an impact fee, to be paid by the resident and weekly floor protection fee of $25
j. Building employees are not allowed to do any work for residents after working hours
k. Building employees are not allowed to work for residents or come back to the building after their
employment ends

Are electric vehicles allowed?

Yes, but the cost to install a meter and electric is the car owner’s expense

Are tankless water heaters allowed?

No, unless you get the approval from the board of directors

Does the Association provide a/c maintenance?

Yes, filter change and drain line cleaning every 3 months; however, the filters must be provided by the resident.
